Proven Tips For Buyers Of Real Estate | Eric Chua : Life, Business ...

You are looking for tips about real estate buying, and want it in jargon-free, easily understood language. This article will provide you with easy to understand information. We will lay out some sensible tips and guidelines in a way that you can quickly digest.

If you get involved with investing in foreclosed properties, having an attorney who specializes in real estate might be something to think about. An attorney can protect your best interests should any problems occur throughout the foreclosure or pre-foreclosure process, which is often the case. A good legal eye can spot problems and solve them, saving you money overall.

Your Realtor may be able to provide you with a checklist. Realtors often have a home-buyer?s checklist that includes everything you need to do or consider when buying home, from figuring out what you want in a house to finalizing a mortgage. Such a document is a great way to ensure that all details of the transaction are addressed.

TIP! When you have committed to buying a piece of property, remember to be realistic and patient about the options you have. Sometimes, the house of your dreams might take what seems like forever to find.

You can often find bargain prices on homes requiring a large number of repairs and improvements. This gives you great negotiating power, meaning you will save a lot on the home purchase. You can then work on the home at your own pace, making the improvements as you see fit. You are increasing the value of your home with each improvement and have the flexibility to design it the way you want. Make sure you can see the potential of the house rather than focusing on its drawbacks. It may be that your ideal home lies beneath some ugly wallpaper and dated cabinetry.

If you are looking to buy a new home, remember that there are more important things than decoration. Smart sellers hide their house?s flaws with decorative items, so you need to learn how to look past the decor and analyze a home based on its architecture and structural condition. If you purchase one for the objects inside, you are missing out on the things that are wrong with it that can be a disaster later.

TIP! Approach negotiations with great care. Many people want to be aggressive and get the best deal, and they wind up shooting themselves in the foot.

Go online and check the registry for local sex offenders in the neighborhoods you are looking at buying in. Sex offenders must be registered, but that doesn?t mean that someone selling a home is obligated to mention that to you. Research it yourself for peace of mind.

If you are going to purchase a house, hire the workforce that you need on your own. You might be tempted to use the seller?s house inspectors or appraisers. No one wants to pay money when they don?t have to. But you need to work with people that you can trust to help you make the right decisions. A home is an expensive endeavor, getting the real truth now can save you a lot of money in the future.

Be sure that any appraiser you are planning on hiring has had several years of experience in real estate. If your real estate agency recommends an appraiser to you, find someone else. They may not be completely truthful because they are working with the real estate agency. Ensure your appraiser is state-certified or state-licensed.

TIP! There may be programs that will assist you with your down payment. You should do your research to see if you are eligible for them.

If you are looking to buy a home, let a professional inspector take a look first, even if you have to pay them. Even though you will have to spend some extra money to do this, if you use a friend or relative for help, there will be little you can do if something is missed during their inspection.

If you want to buy a home that has a nice view, you do not have to pay more for the view. While a view might be important to you, if you ever want to resell, other buyers may not be willing to pay for it. Subsequently it is best to only pay for the view because you want to.

If you are planning on having a family, look for a house with enough space. Your new home should be equipped for safety; consider this wisely if your home has a swimming pool or steep stairs. Buying a house from people who raised children in it should guarantee you a safe house.

TIP! Properties that require major improvements are usually sold at a lower price. This lets you pocket some extra cash up front, and then you can make the repairs on your schedule.

In conclusion, we have provided you some of the most crucial aspects regarding buying real estate. We hope that you not only were able to learn something, but that you also will be able to successfully apply it. Follow our advice and you will be one step closer to being an expert in this subject.

Taliban leader says insider attacks will increase

KABUL, Afghanistan (AP) ? Taliban insurgents will increase the number of insider attacks against coalition and Afghan forces, which have resulted in the deaths of at least 52 foreign troops so far this year, the movement's reclusive leader said Wednesday.

In an emailed statement congratulating Muslims as they prepare to celebrate the Eid al-Adha holiday, Mullah Mohammad Omar urged "every brave Afghan in the ranks of the foreign forces and their Afghan hirelings ... to strike them."

"Jihadist activities inside the circle of the state militias are the most effective stratagem. Its dimension will see further expansion, organization and efficiency," he said. "Increase your efforts to expand the area of infiltration in the ranks of the enemy."

Also Wednesday, NATO said in a statement that two of its soldiers died following an insurgent attack in southern Afghanistan. It did not provide further details about the attack or the nationality of the victims.

The surge in insider attacks is throwing doubt on the capability of the Afghan security forces to take over from international troops ahead of a planned handover to the Afghans in 2014. It has further undermined public support for the 11-year war in NATO countries.

The attacks have not been limited to members of the NATO-led international coalition. More than 50 Afghan members of the government's security forces also have died this in attacks by their own colleagues.

The Taliban leader also claimed his fighters were winning the war and vowed to continue the struggle "against the invaders who have invaded our country until the occupation ends completely."

"We told the enemy 11 years ago that their coming (to the country) will be easy but their presence and exit will be full of complications," he said.

Omar also exhorted his fighters to "pay full attention to the prevention of civilian casualties," saying the enemy was trying to blame them on the insurgents.

Last week the United Nations called on the Taliban leadership to stop the use of homemade roadside bombs and mines. The Taliban say they use only remote-controlled roadside bombs which ? unlike the mines automatically activated by pressure-plates ? allow a bomber to choose the time of the blast and specifically target coalition troops and their Afghan allies.

But the world body says that insurgent-placed homemade bombs, also known as improvised explosive devices or IEDs, continue to be the deadliest weapon for civilians. IEDs killed 340 civilians and injured a further 599 over the past nine months, an increase of almost 30 per cent compared to the same period last year, the UN said.

Chart shows the results of a AP-GfK voters poll

(AP) ? Americans are growing increasingly optimistic about the future of the U.S. economy, and likely voters trust Republican Mitt Romney slightly more than President Barack Obama to do a better job of managing it, an Associated Press-GfK poll shows.

On the cusp of an election offering stark choices on how best to handle the economy, 60 percent of Americans still describe the current economic situation as poor, but almost as many think things will get better in the coming year. More voters expect the number of unemployed to go down, too. Forty-two percent anticipate improvement in the jobs picture, up 10 percentage points from a month ago.

For all of the shifting dynamics in economic expectations and voters' growing comfort with Romney, though, the presidential race is still a virtual dead heat, with Romney favored by 47 percent of likely voters and Obama by 45 percent, a result within the poll's margin of sampling error.

And what matters most in the election endgame is Romney's standing in the handful of states whose electoral votes still are up for grabs. And polls in a number of those battleground states still appear to favor Obama.

After a commanding first debate performance and a generally good month, Romney has gained ground with Americans on a number of important fronts, including his overall favorability rating and voters' impressions of his ability to understand their problems. He's also sharply narrowed the gender gap, with women now split evenly between the two candidates and Romney holding a slight edge among men.

At the same time, expectations that Obama will be re-elected have slipped: Half of voters now expect the president to win a second term, down from 55 percent a month earlier.

Seventeen percent of likely voters in the survey reported they've already cast ballots, a sharp reminder to the candidates that they have little time left to sway voters.

Among those yet to vote, the economy is a recurring theme as they explain their decisions:

Monica Jensen, a 55-year-old independent from Mobile, Ala., says she voted for Obama in 2008 but will shift her vote to Romney this time, largely because of the economy.

"I'm ready for a change," she said. "I want to see the economy go in a different direction."

Ginny Lewis, a Democrat and 72-year-old retired district attorney from Princeton, Ky., says she'll vote for Romney because "I'm tired of the Republicans blaming all the debt on Democrats, so let them take over and see what they do."

Not that she's optimistic about how that will turn out, though. "I think things will get worse before they get better," she said.

Lindsey Hornbaker, a 25-year-old graduate student and nanny, hasn't been swayed by Romney's charm offensive.

Hornbaker, interviewed Wednesday in Davenport, Iowa, where she was attending an Obama rally, said Romney can tweak his tone but not what she sees as a record focused far more on top income earners and out of touch with most working families.

"I heard him go out of his way to sound so moderate during the debate," she said. "And I thought: 'Who is this? Where did this come from?' He may sound like he's focused on the middle class. But where's the record?"

As the election nears, Romney has been playing down social issues and trying to project a more moderate stance on matters such as abortion in an effort to court female voters. The AP-GfK poll, taken Friday through Tuesday, shows Romney pulling even with Obama among women at 47-47 after lagging by 16 points among women a month earlier.

But now his campaign is grappling with the fallout from a comment by a Romney-endorsed Senate candidate in Indiana, who said that when a woman becomes pregnant during a rape "that's something God intended."

Romney quickly distanced himself from the remark by Republican Richard Mourdock.

But Obama was happy to keep the matter current, telling a crowd in Florida on Thursday: "As we saw again this week, I don't think any politician in Washington, most of whom are male, should be making health care decisions for women," Obama said. "Women can make those decisions themselves."

A renewed focus on social issues would be an unwelcome development for Romney: Among female likely voters, 55 percent say Obama would make the right decisions on women's issues, compared with 41 percent who think Romney would.

Romney's pitch to women has been focused squarely on the economy, making the case that what women want most is to ensure their families and their country are on a solid financial footing. The poll shows that message appears to be taking root.

A month ago, women favored Obama over Romney on the economy 56 percent to 40 percent. Now, the split has shifted to 49 percent for Romney and 45 percent for Obama.

Similarly, Obama's lead among women as the candidate who better understands the people's problems has narrowed considerably, from a 58-36 Obama advantage last month to a 50-43 Obama edge now.

Obama, meanwhile, has been working to shore up his support among men, who tend to be more Republican than women. In the 2008 election, men broke 49 percent for Obama to 48 percent for John McCain, even though Obama got 53 percent of the vote overall. The president's job approval ratings among men have tended to fall below his ratings among women throughout his first term.

A month ago, Romney's advantage among men was 13 percentage points. Now, it's down to 5 points, with most of the shift toward Obama coming among unmarried men.

Obama's election chances hinge on turning out voters like Jon Gerton, a disabled construction worker from Jonesboro, Ark. Gerton's a staunch Obama supporter ? but he didn't vote in 2008.

"It takes longer than four years to get things to the point where things are going better," Gerton said. "Four years, it's not very long."

There has been a gender gap in every presidential election since 1980. In 2008, women were 7 percentage points more likely than men to vote for Obama.

Count Chrysta Walker, of Cedar Lake, Ind., among the voters who are sticking with Obama because they think he's got the right solutions for the fragile economy.

"He's got the middle class at heart," says the 58-year-old Walker. On the economy, she says, Obama "did as well as could be expected because he didn't get a lot of cooperation."

David Bierwirth, who owns an autograph sales business in Las Vegas, turned out at a Romney rally in Henderson this week to show his support for the GOP nominee. To Bierwirth, his vote for Romney is all about the economy.

"I want people back to work," he says, "because then they will buy my products."

The Associated Press-GfK poll was conducted Oct. 19-23 by GfK Roper Public Affairs & Corporate Communications. It involved landline and cellphone interviews with 1,186 adults nationwide, including 839 likely voters. Results for the full sample have a margin of sampling error of plus or minus 3.5 percentage points; for likely voters it is 4.2 points.

Japan's deaf ear to Gangnam Style riles South Korea

Striking another off-note, AFP reported that some Japanese music bloggers have even accused South Koreans of boosting the song's YouTube hits by repeatedly using automated viewing programmes.

On Monday, the Korean Wave Research Institute released a statement in which the Japanese claims were dismissed as "conspiracy theories."

Han Koo-Hyun, president of the organisation charged with promoting Korean popular culture around the world, said the claims are "outrageous" and "tantamount to doubting a world record in an Olympic marathon."

Mr Han added that Japan's indifference to the song "should be viewed as a primary school kid's jealousy and envy."

Psy has been invited to address the Oxford Union, which is currently chaired by Lee Seung-yoon, a student at Hertford College who was elected its first Korean president in March.

Psy, who starts a European tour on November 4, has been asked to speak about his musical philosophy and the reasons for the success of "Gangnam Style."

Terrorist sentenced to 37 years in millennium plot

(AP) ? Algerian terrorist Ahmed Ressam was sentenced Wednesday to 37 years in prison for plotting to bomb Los Angeles International Airport around the turn of the new millennium.

Ressam was arrested in December 1999 as he drove off a ferry from Canada into Washington state with a trunk full of explosives. U.S. District Judge John C. Coughenour had twice ordered him to serve 22-year terms, but both times the sentences were reversed on appeal.

Ressam's attorneys had conceded that he should face at least three decades to satisfy the appeals courts, but no more than 34 years.

The Justice Department had sought life in prison because of the mass murder he intended to inflict, and because he recanted his cooperation with federal investigators.

Assistant U.S. Attorney Ausa Helen Brunner argued Ressam continues to pose a threat, as evidenced by his recantation of prior cooperation.

Ressam's lawyer, Thomas Hillier, disagreed, pointing to a letter Ressam sent the judge this week in which he wrote: "I am against killing innocent people of any gender, color or religion. I apologize for my actions."

Ressam, who made a similar statement to the court in 2003, did not speak at the hearing Wednesday.

Coughenour said Wednesday that this "this case provokes our greatest fears."

The judge said the sentence reflected more than the 35 years maximum for the two most serious counts Ressam was convicted of, and he discredited the government's argument that Ressam would pose a future threat. He will be eligible for release at about age 64.

The sentence also took into account Coughenour's belief that Ressam stopped cooperating because of the effect of extended solitary confinement. His recantation was a "deranged protest," rather than a true return to terrorist sympathies, Coughenour said.

The judge said that if the harsh conditions of his confinement were in fact what caused Ressam to stop cooperating, that shouldn't compound the sentence.

"I will not sentence a man to 50 lashes and then 50 more for getting blood on the whip," he said.

An alert customs official in Port Angeles on the Olympic Peninsula noticed that Ressam appeared suspicious when he drove from a ferry from British Columbia on Dec. 16, 1999, and signaled him to stop for further inspection. His arrest, after a brief foot chase, prompted fears of a terrorist attack and the cancellation of Seattle's New Year's Eve fireworks.

Ressam's case has been vexing because he started cooperating after he was convicted and was interviewed more than 70 times by terror investigators from the U.S., Canada, Great Britain, Spain, Italy, Germany and France. Information he provided helped convict several terror suspects; prompt the famous August 2001 FBI memo titled "Bin Laden determined to strike in U.S.;" and contribute to the arrest of suspected Osama bin Laden lieutenant Abu Zubaydah, who remains in custody without charges at Guantanamo Bay, Cuba.

However, Ressam subsequently recanted all of his cooperation when it became clear that the prosecutors weren't going to recommend that he serve less than 27 years in prison. The recanting forced the Department of Justice to drop charges against two suspected co-conspirators, Samir Ait Mohamed and Abu Doha.

In previously sentencing Ressam, Coughenour noted that before he went to trial, the government offered him a 25-year sentence if he would plead guilty ? no cooperation necessary. Ressam refused, but Coughenour said that any discount for Ressam's cooperation, while it lasted, should start from that 25-year offer.

The appeals court rejected that rationale.

Rapid changes in the Earth's core: The magnetic field and gravity from a satellite perspective

Rapid changes in the Earth's core: The magnetic field and gravity from a satellite perspective [ Back to EurekAlert! ] Public release date: 22-Oct-2012

Annual to decadal changes in the earth's magnetic field in a region that stretches from the Atlantic to the Indian Ocean have a close relationship with variations of gravity in this area. From this it can be concluded that outer core processes are reflected in gravity data. This is the result presented by a German-French group of geophysicists in the latest issue of PNAS (Proceedings of the National Academy of Sciences of the United States).

The main field of the Earth's magnetic field is generated by flows of liquid iron in the outer core. The Earth's magnetic field protects us from cosmic radiation particles. Therefore, understanding the processes in the outer core is important to understand the terrestrial shield. Key to this are measurements of the geomagnetic field itself. A second, independent access could be represented by the measurement of minute changes in gravity caused by the fact that the flow in the liquid Earth's core is associated with mass displacements. The research group has now succeeded to provide the first evidence of such a connection of fluctuations in the Earth's gravity and magnetic field.

They used magnetic field measurements of the GFZ-satellite CHAMP and extremely accurate measurements of the Earth's gravity field derived from the GRACE mission, which is also under the auspices of the GFZ. "The main problem was the separation of the individual components of the gravity data from the total signal," explains Vincent Lesur from the GFZ German Research Centre for Geosciences, who is involved in the study. A satellite only measures the total gravity, which consists of the mass fractions of Earth's body, water and ice on the ground and in the air. To determine the mass redistribution by flows in the outer core, the thus attained share of the total gravity needs to be filtered out. "Similarly, in order to capture the smaller changes in the outer core, the proportion of the magnetic crust and the proportion of the ionosphere and magnetosphere need to be filtered out from the total magnetic field signal measured by the satellite," Vincent Lesur explains. The data records of the GFZ-satellite missions CHAMP and GRACE enabled this for the first time.

During the investigation, the team focused on an area between the Atlantic and the Indian Ocean, as the determined currents flows were the highest here. Extremely fast changes (so-called magnetic jerks) were observed in the year 2007 at the Earth's surface. These are an indication for sudden changes of liquid flows in the upper outer core and are important for understanding the magneto-hydrodynamics in the Earth's core. Using the satellite data, a clear signal of gravity data from the Earth's core could be received for the first time.

This results in consequences for the existing conceptual models. Until now, for example, it was assumed that the differences in the density of the molten iron in the earth's core are not large enough to generate a measurable signal in the earth's gravitational field. The newly determined mass flows in the upper outer core allow a new approach to Earth's core hydrodynamics.

The Walking Dead, Season 3

In?Slate's Walking Dead?TV Club, Chris Kirk will IM each week with a different fan ofThe Walking Dead. This week, he discusses the first two episodes of the season with?Slate?political reporter Dave Weigel.

It's been months since the events of Season 2, and months of evading zombies has left Rick Grimes and his band of survivors hardened but intact. They're weary of life on the walker-infested road, and they're looking for a new home. In Episode 1, they find a prison that seems abandoned by all but the zombies?until they run into another group of survivors. In Episode 2, they deal with them.

Dave: Chris, I'm one of those irritating Walking Dead?megafans who silently gripes to himself when a TV plot isn't as exciting as one of the comic plots.?Example: The season we spent at the farm was not in the comics. The prison was. This is a roundabout way of saying: Woohoo, prison!

Chris: When the characters didn't say a word to one another in the first few minutes of the season premiere, I knew this season was going to be better?more zombies, less soap opera drama. And ?Sick? reinforced the season premiere?s message: This season is going to be darker, grittier, and gorier. Rick in particular has changed.

Dave: He played an impressive ruse on the prisoners. The five badasses?OK, four badasses and a guy who looks like Tim Blake Nelson in?O Brother, Where Art Thou??knew that Rick has a posse. But Rick made it look like it consists of nothing but armed hard-asses, when, at this point, he's looking out for a group of scared women, Hershel, and Glenn.

Chris: Rick?s certainly become crafty. When one of the prisoners was wounded by a zombie, why do you think he told the others that the prisoner must die? It doesn?t matter if you get bit anymore; as Rick revealed in Season 2, everyone has the zombie virus.

Dave: The prisoners don't know how the virus works. I felt like Rick saw a chance to thin the prisoner population with the advantage of their secret knowledge.

Chris: His cunning paid off. The way the prison group?s pugnacious ringleader viciously kills the wounded one was shocking?but not as shocking as Rick burying his blade in the ringleader?s skull, then chasing another ill-fated inmate into a courtyard full of zombies. But we already know that Rick is willing to kill survivors to protect his people from Season 2, when he shoots some threatening survivors in a bar. So what?s different this time?

Dave: Those guys were menacing, had the upper hand, had them outnumbered, might have had backup. In this situation, Rick had the upper hand and killed three people. Rick is so cynically murderous that, I think, we're being dared to stay on his side as more characters come into the story.

Chris: The group dynamic has also changed a bit. ?This isn?t a democracy anymore,? Rick said last season, and he meant it. Long gone are the days of drawn-out debates in Hershel?s parlor. Now, Rick says what?s to be done, and nobody questions him.

Dave: That was the theme of this episode: Rick is a dictator, and life for the people he's protecting is getting more pathetic. We know from the promo materials and the "on the next" trailer?which are so much more helpful for this show than for?Mad Men?that we're going to meet another, more thriving troupe of people soon. I'm guessing we're being set up to like that civilization more than the Rickocracy. It can?t last.

Chris: We?ll see if it does. Until then, I?m zombie-ing out until next week?s episode.

What To Do If Thinking of Renting My Miami House? | The Blog That ...

Dear Maggie,

The wife and I are thinking of moving in with her folks. ?It?s an opportunity to save some money and be closer to the family. ?I?m all for it, but now I?m wondering what are the things I need to consider if I am going to rent my house to a complete stranger?

Signed,

Landlord-to-be

Dear LTB,

Being Latina, I am no stranger to multi-generational households. ?As you say, it is a great way to save money AND be closer to the family. ?Those extra moments shared will be treasured, I?m sure. ?But, on to your question about renting!

While not all-inclusive, here?s what to look out for when renting out your home (to strangers OR acquaintances, no difference!):

  • First of all, be aware that you will lose the Homestead status on your property by moving out of it. ?This may or may not increase your property taxes (really long story and I promise to post on this in the future). ?The moment you move out, you can no longer claim the Homestead Exemption. ?This will affect you the following year, since Homestead Exemptions run 1/1-12/31 and are not pro-rated.
  • Next, start thinking about your insurance. ?If you have a mortgage on the home, the bank makes you get insurance. ?If you don?t have a mortgage, it?s still wise to have insurance. ?However, the type of insurance will change if you are no longer living in the home and have tenants. ?Contact your insurance agent and let them know you are renting the home. ?They will write you a Dwelling Policy instead of the usual Homeowner?s Policy owner-occupants have on their homes. ?Furniture and personal property is not usually covered in a Dwelling Policy so if you?re leaving furnishings behind, make sure you ask about this. ?If the title to your property is under your own name, there should be no issues. ?If title is held under a corporate entity (INC LLC etc) it?s a little trickier to get the Dwelling Policy. ?Again, contact your insurance agent.
  • And while we?re on the topic of insurance, make sure your new tenants get a policy of their own (Renter?s Policy) which will cover them for their liability, loss of use, personal property, electronics, furniture, etc. ?It?s real important that this be stipulated on the lease and that you follow up and make sure they purchased the policy.
  • Discuss tax implications with your accountant. ?The moment you become a landlord, and start collecting rent, you will be responsible for reporting the rent as rental income to the IRS. ?You will have expenses offsetting that income but discuss the bottom line with your accountant. ?The usual expenses are mortgage interest, insurance premiums, real estate taxes, property management fees, and most costs related to the rental of the home. ?When in doubt, ask a professional.
  • A written lease is a must. ?Not because it?s required by law (it?s not), but because it makes sense and if things go awry (as they sometimes do) the lease spells out all the terms and will be used by the court to determine who should have done what.
  • Screen prospective tenants and check employment, credit, personal and work references. ?While it?s never a guarantee that things won?t go wrong in the future, it provides some peace of mind and if you see something bad on the screening you can give the tenant a chance to speak their part and explain. ?A late rental payment to a previous landlord may have a valid excuse while an eviction on their record is harder to overlook. ?All screening costs are usually paid by the tenant. ?In the past, I reimbursed my tenants for their screening fees by applying it to their first month?s rental amount. ?It was my way of showing good faith but at the same time, I wouldn?t be stuck paying for multiple screenings for applicants who did not qualify. ?The only one who got the money back was the final tenant. ?This was a personal choice of mine, and I don?t see anyone else doing this. ?But I like to top off my sundaes with cherries =) ?In other words, I go the extra mile.
  • If your property is inside a Homeowner?s Association, make sure their guidelines are followed. ?Most HOA?s have their own screening application procedures in place. ?YOU decide if that will be sufficient for you or if you want to also ask the tenants to go through your own screening process. ?Many HOA?s will not give you copies of the results. ?They will just tell you the tenant was approved and give you an approval letter. ?If you are OK knowing the tenant passed according to the HOA guidelines and nothing else, then don?t do the additional screening. ?It will make your chances of getting a tenant easier. ?Less roadblocks in their way. ?But again, this is a personal choice you must make.
  • Consider hiring a property manager if you?re not going to live in the area and be available at 3am when the air conditioning unit stops working. ?Even if you live in the area, it?s still a good thing to think about hiring a professional to manage the property. ?But this, too, is a personal choice.
  • Whether hiring a professional property manager or not, it?s a good idea to consider purchasing a home warranty for the lease term. ?Home warranties usually run for a full year and, guess what, so do leases. ?A home warranty will cover all working appliances and plumbing, electrical and other items. ?Contact a reputable home warranty company. ?Or contact a reputable real estate agent to give you the names of some. ?There are a handful of really good ones out there. ?They run in the neighborhood of $400 (more for pools, washer, dryer, etc.). ?That?s one flat fee for the year and it brings peace of mind should something break. ?Also consider giving the tenant the option to pay the extra premium to decrease the deductible for each service call. ?A one time increased premium payment of about $60 will reduce the service call deductible from $100 per trip to only $50. ?Makes sense.
  • Have a walk-through of the property with documented condition of items (pictures too) right before the tenant moves in.
  • Make sure you get CERTIFIED funds at the walk-through for the current month?s rent, any pre-paid rent (such as last month?s) and security deposit. ?A personal check is not wise for moving in. ?If that check bounces, you?re stuck with a tenant on your property and no security deposit to fall back on. ?You?re already at a disadvantage if that happens.
  • Do consider hiring a good real estate agent to find a tenant for you. ?They will arrange all the paperwork, showings, legal documents drawn, screening of tenants, walk-through of the property and any communications with other agents and HOA?s. ?The fee is worth it. ?And don?t be surprised to find out that not all agents handle rentals. ?Many do not. ?Some, such as myself, will work rentals for current clients. ?That?s why it?s always a good idea to have a real estate agent on your team of trusted professionals.

Best of luck with the move and start getting used to not going around the house buck nekkid!

Sincerely,

?

Tds - section 194b - Income Tax Forum - Chartered Accountants ...

?

Hi,

I need help on the following matters:

1. I need a PDF document of Income Tax Act (As amended by the finance act 2012)

2. I need to understand the TDS implications under section 194B, which is for winnigs from Lotteries, crossword puzzles, card games, etc.

I want to know if the TDS is calculated at the time of each payment which exceeds Rs.10000 or a cumulative total of Rs.10000 in a particular financial year.

Scenarios

Case 1 - A person wins Rs.12000 from poker. The TDS would be calculated on what amount ?

Case 2 - A persons wins Rs.8000 from poker and withdraws. Later he wins Rs.7000 more and withdraws it in the same financial year. On what amount the TDS would be calculated?

And what would happen if he wins more even after that, in the same financial year?

Case 3 - A person playing on an online website, deposits Rs.5000 and later on withdraws Rs.14000. Will TDS be calculated in such a case? If yes, on what amount?

Case 4 - What is a person's winnings amount is exactly 10,000? Is TDS applicable on it?

Please advice on the above matter.

Afghan entrepreneur defies war to squeeze out a juice empire

KABUL (Reuters) - From a gritty walled compound in a fringe of Kabul better known for bombs and violent demonstrations, Mustafa Sadiq is building a global empire on fruit, selling Afghan produce to the health-conscious in Europe, Asia and the Middle East.

Gaudily painted trucks line up outside Sadiq's 'Omaid Bahar' factory and workers in juice-stained clothes unload sacks of pomegranates. The fruit's dark red seeds are prized in Europe for their abundant antioxidants, and in Japan where many believe they can help fight cancers in the aftermath of last year's Fukushima nuclear catastrophe.

"Besides a thousand things negative said about Afghanistan, no one can ignore the quality, the taste of our fruits, that everywhere it is admired," says Sadiq, a quiet 47-year-old with ambitious plans to expand his two-year-old, $30 million venture into a $100 million Afghan-born fruit behemoth.

Omaid Bahar, or 'Spring Wish', is a rarity in war-wracked Afghanistan: a mid-sized business employing almost 1,000 people and thriving even as many entrepreneurs eye the country's exits, worried about what will happen when NATO combat troops leave in 2014.

Underscoring fears of a Taliban resurgence or worse, a renewal of the bloody ethnic civil war that raged through the early 1990s, Afghans carted $4.5 billion in cash through Kabul airport last year to safety abroad, according to the central bank, much of it ending up in Dubai.

The company is a huge gamble for Sadiq as other businesses fall around him, including many which relied on making military boots and uniforms, but whose orders have recently been cancelled or scaled back.

Where others fret about instability, Sadiq sees opportunity, selling fruit juice concentrate and fresh produce to Britain and western Europe, as well as Canada, Dubai, Pakistan, India, and markets in Southeast Asia.

He has advanced plans for joint ventures in the United States, and sales of juice in neighboring Tajikistan and Uzbekistan as well as at home, where Afghans are mostly unaware of how highly-regarded their homegrown pomegranates are by health food aficionados.

"We have a premium product here and it is almost organically produced. Because of the climate and the taste we are a step ahead of our competitors," says Sadiq.

"People talk about the health benefits. But unfortunately in our country, people are not that much aware."

BIBLICAL FRUIT

Pomegranates, a staple in the Bible and in Homeric tales, and whose edible pulpy seeds are laden with health-giving antioxidants, vitamins and fiber, have been cultivated for thousands of years. Their deep red juice, also used in cocktail-mixing and Middle Eastern cooking, is sweet with a sour finish.

Afghans argue that the fruit originated in the country's fertile river plains and valleys, where insurgents have battled NATO and Afghan security forces for 11 years.

Sadiq has had to overcome the myriad problems thrown up by the war and Afghanistan's history of conflict, including Taliban insurgents blocking access to farms, Stone Age agricultural techniques, potholed supply routes riddled with landmines, and the bureaucratic torment of its notorious kleptocracy.

"If we had peace and security in the country, we would be in touch directly with the farmers. Now we cannot reach many places that we want. But overall, we try our best," he says.

Inside his factory, fist-sized pomegranates tumble into water for cleaning before bobbing onto conveyors and into a stainless steel crusher where they are pressed into juice concentrate by machinery imported from Italy and Sweden.

The concentrate is packed into vacuum bags which then fill huge green drums shipped in from Russia. Next door a separate factory squirts fresh juice into shop-ready packs at a rate of 7,000 250ml cartons an hour.

Winning export business is vital, given almost all Afghanistan's food is imported, meaning Omaid Bahar must comply with quality standards enforced in Europe and elsewhere - no easy task amid the chaos of his country.

"Here we don't have an insurance system. Police at the Tajikistan border wanted to open our containers and I said if they open it, the concentrate will spoil in 24 hours. We had to turn around and take another way to Kyrgyzstan," says Sadiq's troubleshooting factory manager Abdul Rahman, smiling broadly.

PILOT FARMS

Sadiq's factory is only the first stage of a plan he expects to cost another $70 million and deliver new lines in yoghurts and fruit-flavored milk, as well as jams and jellies.

He is close to agreeing a new venture to sell concentrate in smaller packets into the United States, he says, while distribution offices and warehouses in 12 Afghan provinces will expand next year to all 34 provinces.

The company is also negotiating with the 350,000-strong Afghan security forces and NATO to supply them with fruit juices in what would be a multi-million-dollar coup.

To secure his supply lines from around 35,000 farmers who sell Omaid Bahar 40,000 metric tons of fruit each year, along routes that pass through Taliban strongholds in the south, Sadiq is also shifting Afghan farming practices from horse and plough to modern methods.

He is testing pilot farms with yield-improving drip irrigation and mechanized harvesting, and looking to import dairy cows to supply milk products, which would reduce reliance on imports via Pakistan after cross-border security closures.

"It is already, I would say, a profitable business. It can become much more profitable," he says, without offering hard figures which he worries could benefit his competitors. "The intention is that all the products that we used to import, I'm trying my best to produce locally."

In its most recent Afghanistan assessment the World Bank said while growth reached 8.4 percent in 2010/11, bolstered by big aid flows, the NATO pullout could halve that rate.

Sadiq said Afghans and foreigners tended to over-react to the dangers the country faces, including his own parents who fled to Europe when the Soviet Union invaded in 1979. He fled the 1990s civil war after returning briefly as the Soviets withdrew from their Afghan quagmire.

"I myself expect that these troubles, these uncertainties, (will last) for the next 50 years and for the next generation to come. But it is our country, we have to build it, we have to live here. And only then we can bring peace," he says.

Credit Card for Merchants | Young Voice for world of finance

We all know how credit card is showing up as life saver whenever we are running out of cash or when our debit card has no leftover balance. Of course that the credit card has its limitation and it is useable as long it doesn?t reach the limit. Many financial planners are suggesting that every businessman should have what they refer as credit card for merchant services. Judging by the name, the bank is offering credit card services for businessman and let?s what they have to offer.

Since the credit card service is intended for businessman and merchants, it means that you can use it as additional for your business capital where not only you can get the chance to expand your business by setting up new branch in other areas, adding transportation vehicle to complete your distribution flow, and even to add employees.

There are many advantages that the businessman or the merchant can get from the new credit card service, but what most important is that they have to know the requirements to have the merchant account. The very first thing you have to do is providing the legal document and paperwork for the business venture that the businessman and merchant are currently running. If they still have on going credit at other banks, it is better to insert the paperwork as well.

Biz Stone and Ev Williams On Why Founders Should Err On The Side Of Saying Too Much

Screen shot 2012-09-23 at 5.05.26 PMEvan Williams and Biz Stone are probably still best known for their roles in co-founding Twitter, but what many people in the general public don't realize is that Twitter was actually born as just a small project within a technology startup called The Obvious Corporation. In recent months, Williams and Stone (along with Jason Goldman) have shifted a good deal of their focus back to Obvious, making it into a very unique kind of company -- part incubator, part investment vehicle, part idea lab -- with the simple goal of "creating products that matter."

Can I Lease To Purchase A Home? | REALTOR.com? Blogs

questions

Q: I pay $1000.00 month for rent. Can I lease purchase a home? I heard of that but didn?t know if it is true. I can?t find info without telling someone my personal info. I can?t purchase a home.
?Tana, Baton Rouge, LA

A: The following was taken from this web site; http://www.lease2purchase.com/what-is-a-lease-purchase-contract.php

What is a Lease 2 Purchase Contract?

Again, it?s very easy. A Lease 2 Purchase contract combines a basic lease contract with an option to purchase contract, which creates a Lease 2 Purchase contract.

The tenant/buyer pays to the landlord/seller a nonrefundable option deposit that is applied to the purchase price of the home. The tenant/buyer then pays to the landlord/seller rent to compensate the landlord/seller for the tenant/buyer?s use of the property.

Rent payments are usually made on a monthly basis. A portion of that monthly payment is often applied to the purchase price and/or the down payment of the home.

During the term of the lease, but before the option expires, the tenant/buyer has exclusive right to buy the home under the terms to which both parties have previously agreed.

Also contact your local ?Realtors Association?for further information pertaining to an statues in your specific area. They will not need your personal information to answer your questions! Hope this helps!
Brenda Tokarz is a Realtor? with Rose & Womble Realty in Virginia Beach, VA.

A: A ?lease purchase? or a RENT to OWN, is like buying a home. The sellers agree to accept a down payment and you agree that you can actually obtain a loan and purchase the home within a specific time range agreed by both. Usually no l longer than a year. You have to disclose your personal info to a loan officer to see where you stand on being able to obtain a loan. Most people misunderstand the lease to own idea. But put yourself in the sellers position. They can?t just let you live there indefinitely without making arrangements to actually purchase the home. Good Luck!
Rosanne Nitti is a Realtor? with RMN Investments & Realty Services in Laguna Beach, CA.

A: A ?Lease Purchase? is a real estate transaction where the buyer, in this case you, cannot come up with a loan or cash to buy a home today but expects they will be able to in a year or two. The lease purchase allows the buyer to rent the property while getting their finances in order and usually they pay a fee, called an Option Premium, to do this. Some lease purchase transactions don?t have this fee but many do. Also, the buyer is now bound by everything in the lease and often if the tenant violates ANY condition of the lease, the landlord can keep any money the buyer/tenant has put up front for the ?Option?.

You should contact a local REALTOR who has experience with this type of transaction and have them help you find the right situation. Make sure the agent has done at least one or two of these ?Rent to Own? transactions prior to hiring them.

Good Luck

New Jersey bans smiling in driver's license photos

New Jersey recently instituted a policy that prohibits residents from grinning in their driver's license pics, Read writes.

By Richard Read,?Guest blogger / September 21, 2012

Commuters take to the crowded LA freeways after work. In New Jersey, drivers are banned from smiling in their license photo because smiles can confuse facial recognition software.

But if you live in New Jersey, don't go smiling about all that when you're posing for your driver's license photo, or you'll have to do the whole thing over.

According to?NJ.com, New Jersey recently instituted a policy that prohibits residents from grinning in their driver's license pics. That's not because the state wants drivers to look dour, as though they fully understand the solemn responsibility that comes with having a license.

No, it's because smiles any larger than the one shown on the sample license above can confuse facial recognition software.

Philly.com?says that?DMVs have begun using such software to catch driver's license applicants who might be assuming someone's identity to create a fake ID: "If a new photo, for example, matches an old one that carries a different name, a red flag goes up, and investigators step in."

Over time, we have a hunch that policies like this will create a database of faces, just like the existing fingerprint database. Ultimately, law enforcement agents will be able to use that database to pick out perps from security camera footage after a crime has been committed.

Which may or may not be a reason to smile, depending on your point of view.

Microsoft Windows 8 Appfest sets app developers record

windows 8
Microsoft Windows 8 Appfest, held at Karnataka Trade Promotion Organization (KTPO) in the outskirts of Bangalore, set a new Guinness world record as 2567 app developers coded for 18 hours straight. However, Microsoft had expected at least 3500 developers to last through the attempt.

Speaking from the Windows Appfest, Jon DeVaan, Corporate Vice President, Windows Development, Microsoft said, "Developers are at the center of Microsoft's success. And India is home to some of the world's most talented developers. We are focused on enabling developers to succeed as they build the next generation of apps. I can't wait to see some of these apps being built at the Windows Appfest."

windows 8
Addressing the media, Bhaskar Pramanik, Chairman, Microsoft India said, "Microsoft is making significant investments and working with 1.2 million developers, over 1000 Independent Software Vendors and more than 2000 System Integrators to empower them with the tools, technologies and training required to develop high end skills and compete in a global marketplace."

The event of this scale was supported by two Gigabits of bandwidth coming into the venue and six power generating stations ensured that power failure was not a problem.

Surprised developers present at the venue cheered as Steven Sinofsky, President of Windows and Windows Live at Microsoft wished the developers luck via a video message.

Pramanik also confirmed that Windows 8 will release on October 26. However, he consciously avoided any questions surrounding the release dates for the hardware including Microsoft's very own tablet - Surface.

Greenlight Roundup 2 | Video Game Blog, Video Games Reviews ...

One computer failure too many has set this week?s roundup back a day, but nonetheless it arrives!

Compulsion Games are not the first developers to put a platformer like?Contrast?up on Greenlight. Black Forest Games??Project Giana?is somewhat similar in that both of these games are surreal platformer titles in which the player switches between two?different?aspects of the game world (the trailers for each are at the bottom), however the reason I am talking about?Contrast now?and didn?t talk about?Giana last week?is because the former seems to be more focused on telling a story with its gameplay and the challenge is actually ingrained in the levels? designs, while in the latter the gameplay is focused more on getting every crystal-point-whatsit on the stage, and the levels would otherwise be rather simplistic.

What you see in?Giana?s?trailer is literally a scaled down version of the entire first stage (as a video by Black Forest Games revealed), and it appears to rife with repetitive motions like the?Super Mario Galaxy?mid-air spin move. On the other hand, just look at all the nifty mechanics that reside in the teased stages of?Contrast; everything in it seems to contribute to the mood in substantial ways, and as far as platformers go, it seems to be a rather unique and enjoyable experience. Not to put?Project Giana?down, though, as both of these games seem delightful, but?Giana?seems geared more towards those willing to grind for every last hidden point- an audience that is substantially smaller than that of the fun-loving, intriguing world of?mystique?within?Contrast,?which has earned the up-vote of approval from?Greenlight Roundup.

It would take a smarter man than me to accurately describe this game, but it is nothing short of amazing. From the videos that are available of this game, it seems to mix some well designed platforming maps with strategic TBS combat, in the form of?aerial?drones,?controlled?by the player, able to move at varying speeds and carrying?specialized?weapons to present the player with a very wide number of unique strategies to explore. The game presents the potential to?emulate?much of what made?StarCraft?so popular back in the 90?s, but it doesn?t just copy the old ways; Kiritsu Games??Band of Drones takes?full advantage of its hybrid origins, integrating item pick-ups dropped by enemies, making heavy use of the game?s physics engine in combat, and?limiting?the player to a select few drones, rather than an entire army to make every small loss more significant.

In addition to its gameplay potential, the UI is highly customizable, and I personally adore the promise of an included level editor and a scenario-based campaign. However I get the biggest kick out of this: it is one of the very few games on Greenlight to feature Linux support. If you?re anything like me, you have been pining for Steam on Linux for quite some time, but my concern has always been a lack of good games supported on the OS. Sure source games will be there, eventually, but right off the bat, the Linux audience can look forward to this masterpiece, provided others follow in ?our footsteps and give this nifty creation a well-deserved up-vote.

There was quite nearly a bit about? The Slender Stories: The Orphanage?this week, but when the third Slender Man related game this?month?was announced yesterday (a commercial game this time around), it seemed as though?that?corner of the industry has gotten enough?attention?for now?
